IFB 2023-1 On-Call Carpet Replacement

Rule for Award: An initial one-year contract shall be awarded pursuant to the provisions ofM.G.L. Chapter 149, to the responsive and responsible bidder offering the lowest price. The Authority reserves the right at its sole option, to renew the contract for two additional oneyear contract periods.

Start Date: Services are anticipated to begin on or about March 2023.

Typical Work Projects: Currently we have 1,625 units in federal family and elderly/disabled housing developments, and 148 units in state housing developments. Typical carpet projects consist of the removal of 9×9 or 12×12 existing carpeting in one-, two- and three-bedroom
apartments. The average working square footage is 500 to 700 sq ft.

The Contractor will:
• Be responsible to take all their own measurements.
• For a given project, the appropriate units of labor and/or materials from this bid and the estimated quantity of each will be identified by the contractor

Pricing for units of labor, materials, or equipment, which are not specifically listed herein, will be listed by line with detail. The unit total of all lines including additional items, will be added together to establish and estimated total project cost.

Work Schedule: All work shall be done between 8:00 A.M. and 4:30 P.M., Monday through Friday, excluding legal holidays, unless otherwise directed by the HA. Work done at other
times shall be compensated at a maximum of time and one half.

Delivery Term: The contemplated contract will require complete delivery of all ordered items within 14 calendar days after notice by the development’s Property Manager or LHA Superintendent of Maintenance.
